The problem
Each property deal was being assessed ad hoc, with assumptions living in someone's head and numbers rebuilt from scratch every time. Comparing two opportunities fairly was hard, and slow.
What I built
- Built a single Google Sheets model that takes a deal's inputs and runs them through a consistent set of assumptions.
- Added scenario toggles so best / base / downside cases sit side by side instead of in separate files.
- Drew on five years of FP&A finance work to structure the model the way an analyst would — not just a calculator, a decision tool.
